What makes a deck expensive?

Elevation, footings, framing spans, stairs, guards, difficult access and structural repairs can cost more than the visible deck boards. Composite surfaces do not eliminate the need for a properly designed structure.

Does an elevated deck require a permit?

Many jurisdictions regulate attached or elevated decks, but thresholds and submittal requirements vary. Confirm permits, footing depth, ledger attachment and inspections with the local building department.

Is composite worth the additional cost?

Structure drives deck cost

Surface boards are only part of a deck. Footings, beams, joists, ledger attachment, flashing, stairs, guards and engineering can exceed the visible decking cost on elevated projects.

Worked example

A 12-by-20-foot deck is 240 square feet, but board ordering must include cuts and layout waste. Adding stairs and metal railing can materially change the total even when the floor area stays the same.
